Whether you are a landlord with a property to let, or a tenant looking for a new home, our committed lettings team is here to help with a large portfolio of properties throughout the Ryburn Valley and beyond.

With us, you can rest assured we will provide a professional service and adhere to a strict, nationally recognised Code of Practice. We are ARLA Propertymark Protected agent (see conduct and membership rules here), members of the ARLA Propertymark Client Money Protection Scheme (CMP) (see membership certificate here), and members of The Property Ombudsman (TPO) independent redress scheme (see their consumer guide here).

  Landlords - Managed Service

A fully managed service dealing with all aspects of the tenancy from start to finish. This includes:

  • Marketing of your property on our website and major property portals
  • Full employment and landlord referencing for prospective tenants and guarantors
  • Preparing tenancy agreements and all legal documentation
  • Preparing a professional inventory at the start of the tenancy (cost £65 + VAT for unfurnished properties, £75 + VAT for furnished properties)
  • Arranging an Energy Performance Certificate (if required, price TBC)
  • Arranging a Landlord Gas Safety Certificate with a Gas Safe registered gas engineer (if required, price TBC)
  • Tenant check in and check out inspection
  • Routine property maintenance inspections – after the first 3 months and then every 6 months thereafter
  • Collection and retention of bond and registration with the government-backed Tenancy Deposit Scheme (TDS)
  • Collection of monthly rent 
  • Setting up utility accounts and Council Tax in the new tenant name/s using meter readings where available.
  • Six monthly statement of accounts
  • Reliable and local maintenance contacts to arrange repairs and servicing

The fee for this service is 10% + VAT of the monthly rent. There is a one off set-up fee of £100 + VAT for new instructions for photography and preparing the particulars for marketing. An inventory is mandatory for each new tenancy (cost £65 + VAT for unfurnished properties, £75 + VAT for furnished properties). We can also provide Gas Safety Certificates and EPC’s if required (further details and prices available upon request).

  Landlords – Unmanaged Service

A tenant find service, essentially where we set the tenant up in the property and then hand management over to you. This includes:

  • Marketing of your property on our website and major property portals
  • Full employment and landlord referencing for prospective tenants and guarantors
  • Preparing tenancy agreements and all legal documentation
  • Tenant check in
  • Collection of bond and first month’s rent
  • Setting up utility accounts and Council Tax in the new tenant name/s (meter readings to be provided by the landlord, unless you decide to pay for an inventory in which they would be included – see prices under the ‘managed service’ section)

Going forward, the landlord would be responsible for retention of the bond and registering with a government-backed deposit scheme (further information available on request), collection of the monthly rent and daily management of the tenancy.

The fee for this service is 10% + VAT of the first 6 months’ rent, taken as one payment from the bond and first months rent collected at the start of the tenancy. There is a one off set-up fee of £100 + VAT for new instructions for photography and preparing the particulars for marketing. We can also provide Gas Safety Certificates, EPC’s and Inventories if required (further details and prices available upon request).

  Tenants

We can help you find your next home quickly and easily. You can register your requirements with us on the phone, in the office or by using the ‘register’ page on our website. Here, you will be added to an email mailing list from which you will be automatically emailed of any suitable properties as they come on to the market. You can also find a list of all our available properties on our own website, Rightmove and OnTheMarket.

If you wish to apply for a property, you will be required to complete a tenancy application form, provide necessary documentation and pay a holding deposit to reserve the property. This is equivalent to one weeks rent and is refundable. It will only be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

Once the application is successful, you will be required to pay a bond / security deposit (equivalent to five week’s rent) and sign the Tenancy Agreement. The first months’ rent is due on the tenancy start date, and the holding deposit will be credited towards this.

You will not be asked to pay any fees or charges in connection with your application for a tenancy. However, if your application is successful under our standard assured shorthold tenancy agreement, you will be required to pay certain fees for any breach of that tenancy agreement in line with the Tenant Fees Act 2019.
